Class: large-cap, investment-grade, net-lease REIT — debt paper, erosion.

Long lease maturities — twelve-plus years weighted — supply a wide buffer at issuance. The Bureau reads the compression rate of that buffer when reinvestment spreads narrow against debt costs.

A wide buffer with a fast compression rate has a shorter half-life than a narrow buffer that holds. The Bureau measures the half-life, not the width.

One notch below is not a downgrade — it is a different financing universe. The cliff is institutional.
